Cancellation Options

Creating a Policy

Host can set their own cancellation policy as they see necessary to manage their property.  However, we urge host to use one of the following cancellation settings as to keep consistency through hosts.
  • Flexible* – For a full refund, guest must cancel 24 hours before check-in time specified by the Host. After that, guest can cancel before check-in and get a full refund, minus the first night and service fee. If the guest arrives and decides to leave early the nightly rate for the nights not spent 24 hours after cancellation are fully refunded.
  • Moderate* – For a full refund, the guest must cancel at least 5 days before check-in specified by Host. After that, cancel before check-in and get a 50% refund, minus the first night and service fee. If the guest arrives and decides to leave early, 50% of the nightly rate for the nights not spent 24 hours after the cancellation occurs are refunded.
  • Strict* – For a full refund the guest must cancel at least 14 days before check-in time specified by Host. After that, guests can cancel up to 7 days before check-in and get a 50% refund of the nightly rate, minus the service fee. If the guest cancels less than 7 days in advance or decides to leave early after check-in, the nights not spent are not refunded.
  • Long Term** – Long term cancellation policy is different in that guest my reserve for 28 or more days on a booking. The following cancellation policy is recommended:
    • More than 48 hours after booking, guests can cancel before check-in and get a full refund, minus the first 30 days and the service fee.
    • For a full refund, cancel within 48 hours of booking and at least 28 full days prior to listing’s local check-in time as specified by Host on the day of check-in.
    • If the guest cancels the reservation before the start date, the first month of the reservation is paid to the host in full and not refunded to the guest.
    • If the guest cancels the reservation during their stay, the guest must use the online alteration tool in order to agree to a new checkout date. Regardless of the checkout date chosen, the guest is required to pay the host for the 30 days following the cancellation date, or up to the end date of the guest’s original reservation if the remaining portion is less than 30 days.
*Note: Guests won’t get a refund of the NookRental service fee if they’ve received 3 service fee refunds in the last 12 months or if the canceled reservation overlaps with an existing reservation. **Note: Host allowing long-term bookings must be aware of the residency policy of the area of your rental. Residential policy of the area may supersede personal long-term cancellation policy of the host.
